"How long does this whole process actually take?"

The honest answer? It depends.

Every transaction is different, but there is a fairly typical timeline that most home sales follow. Knowing what to expect can help reduce stress and make the process feel much more manageable.

Here's what a "normal" real estate timeline looks like in 2026.

Step 1: Preparing to Buy or Sell

A few days to several weeks

Before a home ever hits the market—or before a buyer starts touring homes—there's some important groundwork to do.

For sellers, this may include:

  • Meeting with a Realtor
  • Pricing the home
  • Completing small repairs
  • Decluttering and preparing for photos
  • Professional photography and marketing

For buyers, this usually means:

  • Talking with a lender
  • Getting pre-approved
  • Determining a comfortable budget
  • Creating a wish list
  • Setting up a home search

Taking the time to prepare up front often makes everything else go much more smoothly.


Step 2: Finding the Right Match

Anywhere from a few days to a few months

This is the least predictable part of the process.

Some homes receive multiple offers the first weekend they're listed.

Some buyers find "the one" after seeing two homes.

Others may search for several months before the right opportunity comes along.

There's no right or wrong timeline here. The goal isn't to rush—it's to make the right decision.


Step 3: Under Contract

Typically 30–45 days

Once an offer is accepted, many people think the hard part is over.

In reality, this is where a lot happens behind the scenes.

During this time, you'll likely work through:

  • Earnest money
  • Home inspections
  • Repair negotiations
  • Appraisal
  • Loan underwriting
  • Title work
  • Insurance
  • Final loan approval
  • Scheduling closing

Most buyers and sellers don't realize how many moving pieces are being coordinated during these few weeks.


Step 4: Closing Day

After all the paperwork is complete and loan approval has been issued, it's finally time to sign the closing documents.

Once everything is recorded, ownership officially transfers, the keys change hands, and it's time to celebrate.


What Can Change the Timeline?

While many transactions fit within this general schedule, every sale is unique.

A few things that can extend—or sometimes shorten—the timeline include:

  • Multiple-offer situations
  • Inspection negotiations

  • Appraisal questions
  • Title issues
